Development on Delaware

Across the street from the rising Sugarhouse casino on North Delaware Avenue sits a high-rise and surrounding properties that could become the first post-casino development along the waterfront.

Its developer, Michael Samschick of Core Realty, expects to begin the first phase of a mixed-use project ” including residential and retail spaces ” at the site around 1080 North Delaware Ave. in the next year.

œIt's important that whatever goes in on [the] north side of Delaware Avenue, it's a well thought out merchandising plan [and] then it will be an incredible place to live, Samschick said. œIt's meant to be a higher end of Delaware Avenue. There is already the Waterfront Square development there.

Last month, Samschick met with the zoning committee for the Fishtown Neighbors Association to discuss preliminary ideas for part of the expansive parcel of land Samschick owns.

œHe has the space. Potential tenants are interested, committee chairman Mike Hanson said of the July 21 meeting. œThe area has developers chomping at the bit.

If Samschick's early ideas for his site are any indication, residents of Fishtown and other nearby communities as well as future residents in new projects will like what they see.

œIf the casino can live up to what they expressed and go a different direction than Atlantic City, and go with a quality resort and destination, we actually have something that's pretty special, Samschick said.
